A Lack of Inventory Continues to Impact the Current Housing Market

So what is the status of the current housing market? The housing crisis is finally in the rear-view mirror as the real estate market moves down the road to a complete recovery. Home values are up and distressed sales (foreclosures and short sales) have fallen to their lowest point in years. The market will continue to strengthen in 2019.

However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory! Buyer demand naturally increases during the summer months, but supply has not kept up.

Here are the thoughts of a few industry experts on the current housing market:

Lawrence Yun, Chief Economist at National Association of Realtors

“Further increases in inventory are highly desirable to keep home prices in check, the sustained steady gains in home sales can occur when home price appreciation grows at roughly the same pace as wage growth.”

Jessica Lautz, Vice President of NAR

“There’s a supply-demand mismatch… More inventory is needed at the lower end and a price reduction may be needed at the upper end.”

Danielle Hale, Chief Economist of Realtor.com

“Heading into spring, U.S. prices are expected to continue to rise and inventory is expected to continue to increase, but at a slower pace than we’ve seen the last few months as fewer sellers want to contend with this year’s more challenging conditions… A buyer’s experience will vary notably depending on the market and price point they’re targeting.”

So, if you are thinking of selling, now may be the time! Demand for your house will be strong at a time when there is very little competition. That could lead to a quick sale for a really good price!

Lee County March Homes Sold

South Lee County March Homes Sold

March Homes SoldBased on the March Homes Sold summary for the week of the 23rd in the Southern Ft. Myers, Estero and Bonita Springs area, there were 164 properties sold.

Southern Fort Myers had the most sales with 65 real estate transactions.  Of the 65 properties sold in S. Ft. Myers, 14 percent were vacant lots, 20 percent were condos and 63 percent were single family homes. The other properties sold during the week were a commercial unit and an agricultural lot.

Bonita Springs was in the second position for the week with 51 home sales. These sales consisted of 14 percent mobile homes, 18 percent vacant lots, 29 percent single family homes and 44 percent were condos. The remaining units sold were multi-family homes.

Estero rounded out the week in the third position with 46  property sales, 37 percent of which were condos and 48 percent were single family homes. So, the additional property sales in Estero were a commercial unit, mobile homes and vacant lots for the week.

In review, based on the latest Weekly March Homes Sold Summary for the week of the 23rd, sales were broken down by the following property types in Southwest Florida:  78 single family homes, 47 condos, 23 vacant lots, 10 mobile homes, 3 multi-family units, 2 commercial units and 1 agricultural lot sold.

A Tale of Two Markets

Nationwide real estate shows there are two markets with different trends.  The luxury real estate market is a buyers market as inventory is increasing. As a result of the increase in luxury homes on the market, we are seeing a reduction in prices.  On the other hand, the lower end of the market remains a seller’s market in most areas of the country.

Some Highlights:

  • An emerging trend for some time now has been the difference between available inventory and demand in the premium and luxury markets and that in the starter and trade-up markets and what those differences are doing to prices!
  • Inventory continues to rise in the luxury and premium home markets which is causing prices to cool.
  • Demand continues to rise with lower-than-normal inventory levels in the starter and trade-up home markets, causing prices to rise on a year-over-year basis for 85 consecutive months.

Naples Area March Real Estate Sales

March Real Estate Sales Off to a Healthy Start

March Real Estate SalesThe latest March Real Estate Sales report for the week of March 4th show there were 242 Properties Sold in the Naples area. North Naples took over the top spot for the most real estate transactions for the week. There were 61 properties sold versus 89 the previous week. East Naples moved into the second position with 47 sales compared to 95 during the week of Feb. 25th.  The Corkscrew area continued to have a fair amount of activity for the week with a total of 34 transactions. And finally, the city of Naples rounded out the week with 31 properties sold, down from the week before when there were 52 sales.

So, of the 61 real estate sales in North Naples, 13 percent were vacant lots, 33 percent were single family homes and 54 percent were condos. Also, in East Naples, of the 47 transactions closed, 62 percent were condos and 34 percent were single family homes. Additionally, the remaining properties sold were vacant lots. Corkscrew’s 34 transactions consisted of 21 percent condo sales, 44 percent single family homes and 35 percent vacant lots.  Last but not least, of the 31 Naples properties sold in the City, 35 percent were single family homes and 65 percent were condos.

In review, the latest March Real Estate Sales for the Naples area for the week of the 4th show sales were broken down as follows: 85 single family homes, 117 condos, 39 vacant lots and 1 mobile home sold throughout Collier County.

Mainstream Concerns about an Economic Slowdown Revisited

Concerns about an economic slowdown revisited by analysts recently shared their view of the economy.

Recently, we reported that many believe a recession could happen within the next two years. We explained that 70% of economists and market analysts surveyed last year believe that a recession will occur in 2019 or 2020 and that 42% of consumers currently looking to purchase a home also agree that a recession will occur this year or next.

However, the U.S. economy has performed well in the first quarter of 2019 and that has caused some experts to change their thinking on an impending economic slowdown.

Here are a few notable examples:

Anthony Chan, Chief Economist at JPMorgan Chase

“I feel really comfortable that the economy is slowing down this year, but not going into a recession… It doesn’t look, to me, like the odds of a recession in 2020 are there.”

Dean Baker, Senior Economist at the Center for Economic & Policy Research

 “To sum up the general picture, the U.S. economy is definitely weakening… However, with wages growing at a respectable pace, and job growth remaining healthy, we should see enough consumption demand to keep the economy moving forward. That means slower growth, but no recession.”

Lisa Shalett, Chief Investment Officer, Wealth Management at Morgan Stanley

“I’m not convinced a recession is coming soon… I see an improving housing market (low rates help), a rebound in bank lending, a tight labor market, higher oil prices and well-behaved credit markets. All these point to a stable U.S. economic outlook.”

So, we are seeing a stronger economy than many had predicted. That has caused some experts to push off the possibility of a recession further into the horizon.

The Benefits of a Large Down Payment

The Benefits of a Large Down Payment

Do you need a large down payment if you are buying a home?  If you are in the market to buy a home this year, you may be confused about how much money you need to come up with for your down payment. Many people you talk to will tell you that you need to save 20% or you won’t be able to secure a mortgage.

The truth is that there are many programs available that let you put down as little as 3%. Those who have served our country could qualify for a Veterans Affairs Home Loan (VA) without needing a down payment.

These programs have cut the savings time that many families would need to compile a large down payment from five or more years down to a year or two. This allows them to start building family wealth sooner.

So then, why do so many people believe that they need a 20% down payment to buy a home? There has to be a reason! Today, we want to talk about four reasons why putting 20% down is a good plan, if you can afford it.

1. Your interest rate will be lower.

Putting down a 20% down payment vs. a 3-5% down payment shows your lender/bank that you are more financially stable, thus a good credit risk. The more confident your bank is in your credit score and your ability to pay your loan, the lower the rate they will be willing to give you.

2. You’ll end up paying less for your home.

The bigger your down payment, the lower your loan amount will be for your mortgage. If you are able to pay 20% of the cost of your new home at the start of the transaction, you will only pay interest on the remaining 80%. If you put down a 5% down payment, the extra 15% on your loan will accrue interest and end up costing you more in the long run!

3. Your offer will stand out in a competitive market!

In a market where many buyers are competing for the same home, sellers like to see offers come in with 20% or larger down payments. The seller gains the same confidence that the bank did above. You are seen as a stronger buyer whose financing is more likely to be approved. Therefore, the deal will be more likely to go through!

4. You won’t have to pay Private Mortgage Insurance (PMI)

Simply put, PMI is “an insurance policy that protects the lender if you are unable to pay your mortgage. It’s a monthly fee, rolled into your mortgage payment, that is required for all conforming, conventional loans that have down payments less than 20%.”

As we mentioned earlier, when you put down less than 20% to buy a home, your lender/bank will see your loan as having more risk. PMI helps them recover their investment in you if you are unable to pay your loan. This insurance is not required if you are able to put down 20% or more.

Many times, home sellers looking to move up to a larger or more expensive home are able to take the equity they earn from the sale of their house to put down 20% on their next home.

If you are looking to buy your first home, you will have to weigh the benefits of saving a 20% down payment vs. the time and cost of continuing to rent while you save that amount.

Home Buyers are Optimistic

Home Buyers are Optimistic About Homeownership!

Why are home buyers optimistic about purchasing their dream home? Most home buyers start by listening to the news to hear what is being said about the real estate market. They check with family and friends about their experience. They spend time online reading reviews about their desired neighborhood.

When we consider buying an item, we naturally go through a research process prior to making our decision. We ask our friends and family members who have made similar purchases about their experience, we get opinions and insights, and we read reviews online. There’s no difference when considering a home purchase!

Optimistic
The challenge is that comments from the news and those closest to us can contradict the data and reports. One source says one thing, while another source says something completely different.

There is a group of homebuyers that are not allowing comments about an upcoming recession to interfere with their decision to buy a home. According to a survey by realtor.com®,

Nearly 70 percent of home shoppers this spring think the U.S. will enter a recession in the next three years, but that hasn’t stopped them from trying to close on a home…Despite the fact that they foresee an economic downturn, they generally expressed confidence that a future recession will be better than 2008 for the housing market.”

The report provides more insights from the survey:

  • Nearly 30% of the active home shoppers* surveyed expect the next recession to begin sometime in 2020.
  • 56% of shoppers believe home prices have hit their peak.
  • 41% believe housing will fare better than in 2008.
  • 45% of home shoppers feel at least slightly more optimistic about homeownership.
  • 33% reported no impact on their feelings about homeownership.

Homebuyers are aware and making decisions with their eyes wide-open. As the report mentioned,

“The fact that some [36%] home shoppers expect the next recession to be harder on the housing market than the last recession suggests that they are buying homes with eyes wide-open and very sober, if not slightly pessimistic, views of the housing market.

This is a stark contrast to the years leading up to the last recession when ‘irrational exuberance’ was more common and yet another reason to expect that the next downturn will be very different for the housing market than the last.”

Most Important Factors in Getting Your House Sold Quickly!

So, you’ve decided to sell your house. You’ve hired a real estate professional to help you through the entire process, and they have asked you what level of access you want to provide to your potential buyers.

House Sold Quickly
There are four elements to a quality listing which will help get your house sold quickly. At the top of the list is access, followed by conditionfinancing, and price. There are many levels of access that you can provide to your agent so that he or she can show your home.

Here are five levels of access that you can give to buyers, along with a brief description:

  1. Lockbox on the Door – this allows buyers the ability to see the home as soon as they are aware of the listing, or at their convenience.
  2. Providing a Key to the Home – although the buyer’s agent may need to stop by an office to pick up the key, there is little delay in being able to show the home.
  3. Open Access with a Phone Call – the seller allows showings with just a phone call’s notice.
  4. By Appointment Only (example: 48-Hour Notice) – Many buyers who are relocating for a new career or promotion start working in that area prior to purchasing their home. They often like to take advantage of free time during business hours (such as their lunch break) to view potential homes. Because of this, they may not be able to plan their availability far in advance or may be unable to wait 48 hours to see the house.
  5. Limited Access (example: the home is only available on Mondays or Tuesdays at 2 pm or for only a couple of hours a day) – This is the most difficult way to be able to show your house to potential buyers.
