August Lee County Real Estate Transactions

August Lee County Real Estate TransactionsOverall, August Lee County home sales showed there were 107 properties sold for the week of the 10th in the Southern Ft. Myers, Estero and Bonita Springs area. The lower activity is a result of the short supply of inventory in southern Lee County.

Southern Fort Myers remained in the first position with 48 real estate transactions. Of the 48 homes sold, 21 percent were vacant lots, 21 percent were condos and 54 percent were single family homes. The other properties sold in S. Ft Myers were commercial units.

Bonita Springs remained in the second position with 34 sales. Home sales consisted of: 18 percent vacant lots, 24 percent condos and 50 percent were single family homes. The remaining properties sold in Bonita were mobile homes and multi-family units.

Finally, Estero rounded out the week with 21 homes sold. Of the 21 real estate sales, 14 percent were mobile homes, 43 percent were condos and 38 percent were single family homes. And, the remaining property sold in Estero was a vacant lot.

In review, based on the August Lee County Real Estate Sales report for the week of the 10th, sales were broken down by the following property types in Southwest Florida:  29 condos, 52 single family homes, 18 vacant lots, 5 mobile homes, 2 commercial units and 1 multi-family unit sold.

Everybody Calm Down! This Is NOT 2008 Real Estate

Last week realtor.com released the results of a survey that produced three major revelations:

  1. 53% of home purchasers (first-time and repeat buyers) currently in the market believe a recession will occur this year or next.
  2. 57% believe the next recession will be as bad or worse than 2008.
  3. 55% said they would cancel plans to move if a recession occurred.

Since we are currently experiencing the longest-ever economic expansion in American history, there is reason to believe a recession could occur in the not-too-distant future. And, it does make sense that buyers and sellers remember the horrors of 2008 when they hear the word “recession.”

Ali Wolf, Director of Economic Research at the real estate consulting firm Meyers Research, addressed this point in a recent interview:

“With people having PTSD from the last time, they’re still afraid of buying at the wrong time.”

Most experts, however, believe if there is a recession, it will not resemble 2008. This housing market is in no way the same as it was just over a decade ago.

Zillow Economist, Jeff Tucker, explained the difference in a recent article, Recessions Typically Have Limited Effect on the Housing Market:

 “As we look ahead to the next recession, it’s important to recognize how unusual the conditions were that caused the last one, and what’s different about the housing market today. Rather than abundant homes, we have a shortage of new home supply. Rather than risky borrowers taking on adjustable-rate mortgages, we have buyers with sterling credit scores taking out predictable 30-year fixed-rate mortgages. The housing market is simply much less risky than it was 15 years ago.”

George Ratiu, Senior Economist at realtor.com, also weighed in on the subject:

“This is going to be a much shorter recession than the last one, I don’t think the next recession will be a repeat of 2008…The housing market is in a better position.”

2018 Real EstateIn the past 23 years, there have been two national recessions – the dot-com crash in 2001 and the Great Recession in 2008. It is true that home values fell 19.7% during the 2008 recession, which was caused by a mortgage meltdown that heavily impacted the housing market. However, while stock prices fell almost 25% in 2001, home values appreciated 6.6%. The triggers of the next recession will more closely mirror those from 2001 – not those from 2008.

So, no one can accurately predict when the next recession will occur, but expecting one could possibly take place in the next 18-24 months is understandable. It is, however, important to realize that the impact of a recession on the housing market will in no way resemble 2008.

Property Taxes By State

How Property Taxes Can Impact Your Mortgage Payment

When buying a home, property taxes are one of the expenses that can make a significant difference in your monthly payment. Do you know how much you might pay for property taxes in your state or local area?

When applying for a mortgage, you’ll see one of two acronyms in your paperwork – P&I or PITI – depending on how you’re including your taxes in your mortgage payment.

P&I stands for Principal and Interest, and both are parts of your monthly mortgage payment that go toward paying off the loan you borrow. PITI stands for Principal, Interest, Taxes, and Insurance, and they’re all important factors to calculate when you want to determine exactly what the cost of your new home will be.

TaxRates.org defines property taxes as,

“A municipal tax levied by counties, cities, or special tax districts on most types of real estate – including homes, businesses, and parcels of land. The amount of property tax owed depends on the appraised fair market value of the property, as determined by the property tax assessor.”

This organization also provides a map showing annual property taxes by state (including the District of Columbia), from lowest to highest, as a percentage of median home value.

Early July Naples Home Sales

Early July Naples Home SalesThe Early July Naples Home Sales Report shows there were 183 Naples Properties Sold during the week of July 1st.  So, activity remains very healthy during early July in Naples, Florida.

North Naples remained in the first position for the most real estate transactions for the week with 52 homes sold during the first week of July.  Of the 52 real estate transactions, 20 percent were vacant lots, 42 percent were single family homes and 38 percent were condos.

East Naples stayed in the second position with 34 properties sold.   Home sales in the area consisted of 26 percent were single family homes and 68 percent were condos. The remaining property sold were vacant lots.

And finally, the City of Naples had 21 homes sold. Of the 21 real estate transactions, 19 percent were single family homes and 76 percent were condos.

In summary, the early July Naples Home Sales Overview for the week of July 1st show sales were broken down as follows: 74 condos, 69 single family homes, 38 vacant lots and 2 mobile homes sold throughout Collier County.

The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains strong throughout the vast majority of the country. These buyers are ready, willing, and able to purchase…and are in the market right now. According to Ellie Mae’s latest Origination Insights Report, the time needed to close a loan is 43 days.

Mortgage rates have fallen by over a full percentage point since Q4 of 2018, settling at near-historic lows. The question is, “where are interest rates headed”? Low interest rates are big news for buyers looking to get more for their money in the current housing market.

Over the past two years, rates have fallen from an average of 4.94 percent for a 30-Year fixed-rate mortgage all the way down to 3.55 percent.

 

According to Freddie Mac’s Primary Mortgage Market Survey,

the 30-year fixed-rate mortgage (FRM) rate averaged 3.60 percent, the lowest it has been since November 2016.

Sam Khater, Chief Economist at Freddie Mac, notes how this is great news for homebuyers. He states,

“…consumer sentiment remains buoyed by a strong labor market and low rates that will continue to drive home sales into the fall.”
