Naples February Home Sales

Naples February Home Sales Report for Week of The 1st

Naples January Home SalesThe latest real estate reports show Naples February Home Sales for the first week of the month showed 335 Homes Sold. The highest priced home sold during the week came in at $6.3 Million in The Estuary at Grey Oaks.

Once again, East Naples led the way with the most real estate transactions with 76 for the week. Home sales consisted of 5 percent being vacant lots, 34 percent single family homes and 59 percent were condos. The remaining sale in the area was a mobile home.

North Naples remained in the second position with 55 transactions. Of the 55 property sales, 33 percent were single family homes and 60 percent were condos. The other North Naples sales were vacant lots and a mobile home.

Finally, the City of Naples rounded out the week with 49 property sales. Naples homes sales were made up of 6 percent vacant lots, 29 percent single family homes and 65 percent condos. 

In summary, the latest real estate transactions review for the week of February 1st shows Naples homes sold were broken down as follows: 165 condos, 106 single family homes, 61 vacant lots and 3 mobile homes sold throughout Collier County.

February Housing Update

February Housing Update for Lee County

The Lee County February housing update showed there was more than $628 Million in properties closed during the month of February up from $381 Million last year. Similar to January, pending sales for both single family homes and condos showed significant increases over the same time last year.

Inventory remains a challenge due to the increase in closed and pending sales. The number of Lee County homes for sale fell more than 60 percent versus February of last year. Home prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers. Additionally, sellers are getting close to list price for their homes and in some cases, more than list price. As a result, it remains a seller’s market.

February Housing Report Lee County Single Family Homes

 

February 2021 versus February 2020 Single Family Home Highlights:

  • Closed sales increased 24.7 percent going from 1,036 transactions up to 1,292 sales
  • Pending sales increased 25.3 percent up from 1,594 last January versus 1,998 this February
  • Inventory fell 64.5 percent down to 1,916 properties for sale compared to this same time last year when there were 5,402 homes for sale
  • New listings decreased from 1,583 down to 1,547 which was a 2.3 percent decrease
  • Median days on market decreased to 29 days which is a 61.3 percent decrease versus February 2020
  • Available inventory of single family homes ended January with a 1.4 months supply of homes available for sale which is a 69.6 percent decrease

February 2021 versus February 2020 Condo Highlights:

  • Condo sales increased 27.9 percent going from 605 real estate transactions up to 774 sales
  • Pending sales increased 42.4 percent up from 910 last February versus 1,296 this February
  • Inventory decreased 58.7 percent down to 1,241 condos for sale compared to this same time last year when there were 3,008 units for sale
  • New listings decreased from 837 down to 778 which was a 7 percent decrease
  • Median days to contract decreased to 47 days which was a 35.6 percent decrease versus February 2020
  • Available inventory of condos ended January with a 1.9 months supply of properties available for sale which was a 62.7 percent decrease

Similar to single family homes, condo closings and those going to contract increased significantly during the month. At the same time, the number of homes for sale decreased more than 58 percent which bring us down to a 1.9 months’ supply of condos for sale. As a result, seller’s have the advantage in today’s market.

According to the February Naples Market Report, real estate activity continues to set all time records. As buyers escape the cold weather in northern states, they are snatching up inventory. In fact, overall inventory levels dropped a staggering 69 percent compared to February of last year. Unlike last month, there was a shift from buying single family homes to condos which increased 75.7 percent.

Although interest rates are low, many buyers are purchasing homes with cash, especially when there are multiple offers on a home. As a result, it is not a surprise that 57.9 percent of all home purchases were cash transactions.

  • Closed sales increased 62 percent compared to January of the previous year.
  • Overall pending sales increased 51 percent versus the same time last year.
  • Inventory fell 69 percent down from 7,127 homes to 2,224 homes for sale.
  • Average days on market fell 24 percent down to 72 days.

February Naples Market Report for condo salesCondos let the way with a 76 percent increase in closed sales. Single family home sales also showed a significant increase, up 47 percent compared to the same time last year. The significant increase in both closed sales and pending sales continues to contribute to the shortage of inventory. In a balanced market, there is usually a 6 to 7 month’s supply of homes for sale. Although new homes are coming to the market, it is still not enough to keep up with buyer demand. As a result, Naples inventory levels have dropped down to a 2 month’s supply of properties available on the market. With such low inventory it is a seller’s market.

So, due to the high level of buyer demand and a limited supply of inventory, if you are considering a home purchase in Naples, be prepared to move quickly with an offer if you find a property you are interested in purchasing.

Also, the percent of list price for closed sales is approaching 97 percent. It is not uncommon for a property to be sold at or above list price. An experienced agent will provide you with information about similar properties which have sold in the area and help you determine the offer price for your desired home. Most importantly, they will be able to help negotiate on your behalf. If you are considering a home purchase, let us be your guide.

Naples Luxury Real Estate Market

For the second month in a row, the Naples Luxury real estate market saw the strongest activity in closed sales.  Homes priced between $1 million and $2 million saw a 43.5 percent increase up from 39.6 percent during the previous month. Additionally, homes priced above $2 million saw an even larger increase in closed sales with a 69.5 percent increase year over year.

According to Knight Frank’s annual Wealth Report, the number of ultra-high-net-worth individuals (UHNWIs), those with $30M or more, around the world is predicted to grow by 27% in the next 5 years to 2025 taking the population to 663,483.

The annual report, which was recently released by Douglas Elliman and Knight Frank in March, shows how luxury residential markets worldwide have performed and why. Ultimately, prime residential prices performed better than expected in 2020. In North America, the top real estate markets were suburban areas such as The Hamptons, coastal retreats such as Miami Florida and mountain towns such as Aspen.

Positive factors like record-low interest rates and a booming housing market encouraged many families to enter homeownership. This growing bank of personal wealth that homeownership affords was noticed by many but in particular for first-time buyers who want a piece of the cake. As a result, we may see more of those currently renting start to enter the market in the near future.”

Today, there are simply not enough houses on the market for the number of buyers looking to purchase them, and it’s creating a serious sellers’ market. According to Danielle Hale, Chief Economist at realtor.com:

“Total active inventory continues to decline, dropping 50 percent. With buyers active in the market and sellers still slow to put homes up for sale, homes are selling quickly and the total number actively available for sale at any point in time continues to decline.” (See map below):

According to the latest Realtors Confidence Index Survey by the National Association of Realtors (NAR), the average house is now receiving 4.1 offers and is on the market for only 20 days.

Buyers are clearly eager to purchase, and because of the shortage of inventory available, they’re often entering bidding warsThis is one of the factors keeping home prices strong and giving sellers leverage in the negotiation process.
