2024 April Real Estate Activity for Naples Luxury Homes for Sale

The most recent April real estate activity reports revealed a total of 999 properties were sold, amounting to just over $1.39 Billion in sales for the month. Notably, the highest-priced sale was a Port Royal estate that fetched $25,000,000.

Furthermore, the Naples luxury real estate market experienced a significant increase in high-value transactions, with 374 properties sold at or above $1 million, compared to 270 transactions recorded in the previous month. This rise can be partly attributed to the release of the fourth tower at Kalea Bay, which saw the closing of 90 high-rise luxury condominiums.

The overall inventory at the end of the month stood at 5,139 properties for sale, marking a substantial 68 percent increase compared to the same period last year and a 2.7 percent increase from the previous month. Despite this upward trend, sellers are also making strategic adjustments, resulting in 2,365 price decreases in the same month to stay competitive in the market.

April 2024 versus April 2023 Highlights

  • Closed sales decreased 4 percent compared to April of last year.
  • Overall pending sales decreased 0.7 percent versus the same time in 2023.
  • Inventory increased 68 percent up from 3,118 homes up to 5,240 homes for sale.
  • Average days on market increased 25 percent up to 66 days compared to April of 2023.

In the month of April, a total of 999 properties were sold in the real estate market, consisting of 462 single-family homes and 537 condos. This marked a 4 percent increase in sales compared to the previous year. This is the first month closed sales have exceeded past years’ monthly comparable sales since June 2021.

Year-over-year, the median price for single-family homes fell to $793,750 from $820,000, while condos saw a slight increase from $525,000 to $527,000.

Interestingly, the average number of days it took for a property to sell remained relatively stable, with a slight decrease from 68 to 66 days between March and April. However, this figure still falls short of the typical 120 days seen in a robust market.

As the season transitions, it is crucial for sellers to set the right prices, while buyers can benefit from an increased inventory of available properties.
