The most recent March real estate activity reports revealed a total of 893 properties were sold, amounting to just over $1.1 Billion in sales for the month. Notably, the highest-priced sale was a Port Royal estate that fetched $22,000,000.

Furthermore, there was a significant increase in high-value transactions, with 270 properties being sold at or above $1 Million, a notable rise from the 176 transactions recorded in the previous month.

The overall inventory at the end of the month stood at 5,139 properties for sale, marking a substantial 68 percent increase compared to the same period last year and a 2.7 percent increase from the previous month.

The real estate market in Naples is currently experiencing a steady appreciation in home prices, with a notable 6 percent increase from $612,000 to $649,000 in March 2023. Despite this upward trend, sellers are also making strategic adjustments, resulting in 2,667 price decreases in the same month to stay competitive in the market.

The allure of Naples to affluent homebuyers, combined with comparatively lower luxury home prices in the area and the consistent growth of property values, has boosted sales significantly. This is exemplified by the sale of 32 homes priced at $5 million or higher, indicating a strong demand for upscale properties in the Naples region.

  • Overall pending sales decreased 6 percent versus the same time in 2023.
  • Inventory increased 68 percent up from 3153 homes up to 5,283 homes for sale.
  • Average days on market increased 39 percent up to 68 days compared to March of 2023.

In the month of March, a total of 893 properties were sold in the real estate market, consisting of 454 single-family homes and 439 condos. This marked a 14 percent decrease in sales compared to the previous year.

The median price for single-family homes rose to $768,750 from $728,500, while condos saw an increase from $490,000 to $525,000.

Interestingly, the average number of days it took for a property to sell remained relatively stable, with a slight decrease from 69 to 68 days between February and March. However, this figure still falls short of the typical 120 days seen in a robust market.

As the season transitions, it is crucial for sellers to set the right prices, while buyers can benefit from an increased inventory of available properties.

The luxury segment particularly stood out, with 184 properties being sold for $1 million or more.  Notably, the highest-priced sale was a magnificent custom bayfront estate in Sarasota’s coveted Harbor Acres Estates for $20,000,000. These figures indicate a robust real estate market in the Sarasota area, showcasing a strong demand for high-end properties.

The inventory report indicates a significant increase in properties available for sale, with a total of 5,527 listings at the end of the month, showing a notable rise from the 2,985 properties listed during the same period last year.

Furthermore, there was a slight uptick in inventory compared to the previous month, with a 1.3 percent increase in March, equating to a net addition of 71 properties for sale. This data suggests a growing market with more options for potential buyers and provides valuable insights for stakeholders in the real estate industry to make informed decisions.

  • Closed sales decreased 12.5 percent going from 826 transactions down to 723 sales.
  • Pending sales increased slightly from 803 last March compared to 816 this March, a 1.6 percent increase.
  • Inventory increased 76.6 percent up to 3,374 homes for sale compared to this same time last year when 1,911 homes were for sale.
  • New listings increased from 1,044 up to 1,055 which was a 1.1 percent uptick.
  • Median days on market increased to 40 days which was a 60 percent increase versus March of 2023.
  • Available single-family home inventory ended March with a 5.3 months’ supply of homes for sale, up from 3.1 month’s supply during March of 2023.

The inventory of single-family homes has shown a consistent upward trajectory in recent months, with a 1.1 percent increase month-over-month, providing buyers with a wider range of options.

Additionally, over the past three months, the average days on the market have remained steady at 40 days. This, coupled with a low 5.3 month supply of inventory, has continued to empower sellers in the market.

In March, the median sales price rose to $515,000 from $507,500 in February but saw a slight decrease from $528,013 a year ago. It is also worth noting that cash purchases accounted for just over 44 percent of all single-family home sales, showing a decrease from the previous month’s 49 percent.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

  • Condo sales decreased 2.4 percent going from 414 real estate transactions down to 404 sales.
  • Pending sales increased 1.7 percent up from 747 last March to 765 this March.
  • Inventory increased 100.3 percent to 2,153 condos for sale compared to last March when only 1,075 units were for sale.
  • New listings fell from 622 down to 574 or a 7.7 percent decline.
  • Median days to contract was 51 days, which was up from 18 days last year.
  • Available condo inventory ended March with a 6.8 months’ supply of properties for sale which was a 106.1 percent increase.

The condo market has seen a significant increase in inventory compared to the previous year, with a notable rise in availability for the eighth consecutive month. By the end of March, there were 2,153 condos available for sale, showing a 1.6 percent increase from the previous month.

Despite this growth, the market has maintained a balance, with a 6.8-month supply of condos for sale, up from 6.7 months in February. This surplus in inventory presents favorable conditions for buyers.

Sellers are advised to review their list prices to align with the current market dynamics. Furthermore, there has been a noticeable uptick in the days on market, increasing from 42 days in February to 51 days in March.

Finally, cash sales accounted for 70.3 percent of transactions, showing a slight decrease from the previous month’s 73.7 percent.

Lee County March Housing Market Report

The Lee County March Housing Market reports showed 1,973 properties sold for just over $1.057 Billion during the month in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market saw 158 properties sold at or above $1 Million in March, up from 113 in February. The highest-priced sale was a detached villa in Mediterra for $4,800,000.

Fifty percent of the top 10 highest-priced properties sold were in golf communities including Bonita Bay, The Colony at Pelican Landing, and Mediterra.

Overall, Lee County remains a top destination for business owners, visitors and second homeowners alike. In fact, Ft. Myers was recently named one of the Best Small Cities to Start a Business in America according to Wallethub.

2024 Lee County March Housing Market Report - Single Family Homes

March 2024 versus March 2023 Single Family Home Highlights:

  • Closed sales increased 3.3 percent going from 1,393 transactions up to 1,439 sales.
  • Pending sales increased 4.2 percent up from 1,599 last March to 1,666 this March.
  • Inventory increased 74.6 percent up to 7,376 properties for sale compared to this same time last year when 4,225 homes were for sale.
  • New listings decreased from 2,059 down to 2,040 which was a 0.9 percent decrease.
  • Median days on market decreased to 60 days which was an 81.8 percent increase versus March of 2023.
  • Available inventory of single-family homes ended March with a 6.5 months’ supply of homes available for sale which was up from a 3.7 months’ supply during March of 2023.
Inventory of single-family homes was up significantly over last year, however, unlike previous months there was a minimal change from February to March. As a result, the month ended with a 6.5 month supply of homes for sale, which was the same as the previous month. Therefore, since a normal market is a 6-7-month supply of properties for sale, the Lee County area was in a balanced market.
 
Similar to the last couple of months, the median sales price was lower than the same time last year. In the same way, the price decreased from $420,496 in February down to $418,000 in March. Thus, from a buyer’s perspective, there continued to be more options to choose from than the prior month. Additionally, prices remain stable.
 
Interestingly, the number of days from listing a home to contract decreased from 64 days during the previous month down to 60 days in March. Yet, it was still a notable increase over the prior year when it was just 33 days. So, if you are considering selling, it’s critical to price your home competitively from day one. 2024 Lee County March Housing Market Report - Condos

March 2024 versus March 2023 Condo Highlights:

  • Condo sales decreased 18.1 percent going from 652 real estate transactions down to 534 sales.
  • Pending sales decreased 19.6 percent down from 741 last March down to 596 this March.
  • Inventory increased 112 percent up to 3,774 condos for sale compared to last March when there were only 1,780 units for sale.
  • New listings decreased from 978 down to 867 which was a 11.3 percent jump.
  • Median days to contract was 51 days which represented a 131.8 percent increase versus March of 2023.
  • Available inventory of condos ended March with an 8.5 months supply of properties available for sale which was a 142.9 percent increase over last year.
Ultimately, Lee County finished the month with a 8.5-month supply of condos for sale, up from a 8.1-month supply during the prior month. So, it is a buyers market if you plan to purchase a condo in Lee County.
 
Unlike last month, there was only a slight increase in condo inventory over the prior month. The number of condos for sale rose 2.9 percent compared to February. If you’re a buyer, the increased condo supply is good news as there are more options available. If you are a seller, you should assess the other properties available to ensure you are in-line with the current market value.
 
Contrary to the previous month, days on market fell from 58 days in February down to 51 days in March. Yet, it was still well above last year when it only took 22 days for a property to go to contract.
 
Similar to single family homes, the median condo price ended the month at $340,000 which was down from the prior year when it was $346,250 and it was also down from the prior month when it was  also $345,000.
 
Finally, 65 percent of condo transactions were cash sales which was down slightly from 67 percent during the previous month. Therefore, if you plan on leveraging a loan for your condo purchase, be aware you are still competing with many cash buyers.
