Naples October Real Estate Recap 2022The Naples October real estate recap showed 662 properties sold for just over $652 Million. The largest sale was for $22,250,000 in Port Royal. Additionally, the luxury market picked up again, with 142 properties sold at or above $1 Million compared to 109 sales during September.

The speculation that home sales would drop significantly following Hurricane Ian proved false, as evidenced by a 23.7 percent increase in closed sales and an 8.7 percent increase in pending sales.

The Naples area remains a highly desirable area for second homes. In fact, the recent storm has created an opportunity for buyers to purchase homes on premium lots with spectacular views of the Gulf of Mexico or the Bay. Homes which would have never been listed for sale are now being listed and positioned as a tear down. Ultimately, new homes will be built adhering to current building codes which are quite stringent in Collier County.

While the overall economy remains a concern for many going into the new year, the long-term investment of real estate remains a viable option for many looking to diversify their portfolio.

Finally, while interest rates are higher than they were a year ago, they remain historically low. For those not paying cash, for many of the homebuyers interested in our area, a 6 percent interest rate is much lower than the rate they paid on their first homes in the early 1980’s. October 2022 versus October 2021 Highlights

  • Closed sales decreased 25 percent compared to October of last year.
  • Overall pending sales decreased 43 percent versus the same time in 2021.
  • Inventory increased 73 percent up from 1,346 homes to 2,325 homes for sale.
  • Average days on market increased 71 percent up to 41 days.

In all, there were 323 single-family homes and 339 condos sold for a total of 662 sales during the month which was a 25 percent decrease compared to the same time last year. Like September, the storm delayed some closings during the beginning of the month.

Inventory continues to increase which is a positive sign for buyers. However, the numbers are deceiving. The number of properties for sale increased 73 percent over the same time last year, however, it remains half of the typical inventory for this time of year. Inventory did increase 8.5 percent from September to October, so we continued to move towards a more balanced market. How long it will take is unknown at this point.

The median closed price remained the same in October as it was in September at $555,000. Yet it was a 22 percent increase over October of last year. Also, the price sold relative to list price remained about the same as the prior month. On average, single-family homes sold at 95.9 percent of list price year-to-date and condos have sold at 96.8 percent.

Although inventory has increased, sellers are still in the driver’s seat and have been resistant to negotiate much below list price. If you are a buyer, the good news is Sellers are willing to accept financing offers and, in some cases make modest repairs.
