Real Estate Transactions Increase Significantly

Real Estate Transactions IncreaseOverall, the Southwest Florida Real Estate Report shows real estate transactions increase for the week of June 2nd in Ft. Myers, Bonita Springs and Estero.  Compared to the prior week 293 properties sold versus 149 properties sold during the week of May 26th.  This significant real estate transactions increase in SWFL shows the market continues to be strong despite the fact we are out of season. Or are we?  Season is lasting longer and longer each year as more people move to the area for 6 months of the year. For those of you who may not be aware, any resident who lives in the state for at least six months each year does not have to pay state income tax.  So, buying a second home or retiring in the state of Florida will actually save you money!

Similar to last week, Fort Myers took the top spot in Lee County with the most real estate sales with 114 properties sold, up from 65 the previous week. Bonita Springs was second with 103 real estate transactions versus 39 properties sold the prior week. And, Estero finished the week with 74 transactions which is up from the week before when there were 43 sales.

So, of the 114 properties sold in Ft. Myers, 25 percent were condos, 43 percent were single family homes and 27 percent were vacant lots.  The remaining properties sold were multi-family units, agricultural lots, mobile homes and commercial units.

Additionally, of the 103 closings in Bonita, 42 percent were single family homes, 18 percent were vacant lots and 35 percent were condos. Therefore, the other properties sold in Bonita Springs were commercial units and mobile homes.

Finally, Estero also showed a real estate transaction increase for the week. Of the 74 properties sold, 30 percent were vacant lots, 35 percent were condos and 31 percent were single family homes. The remaining real estate transactions in Estero were mobile homes.

In summary, the significant real estate transactions increase in Lee County is broken down as follows: 117 single family homes, 90 condos, 72 vacant lots, 7 mobile homes, 4 commercial units, 2 agricultural lots and 1 multi-family unit sold during the week.

  • 34135 – 81 properties sold (1 commercial unit, 3 mobile homes, 19 vacant lots, 36 single family homes and 22 condos)

Fort Myers

  • 33912 – 29 properties sold (1 commercial unit, 2 agricultural lots, 5 vacant lots, 7 single family homes and 14 condos)
  • 33913 – 63 properties sold (1 commercial unit, 1 mobile homes, 16 vacant lots, 32 single family homes and 13 condos)
  • 33967 – 22 properties sold (1 multi-family unit, 10 vacant lots, 10 single family homes and 1 condo)

Estero

  • 33928 – 61 properties sold (3 mobile homes, 22 vacant lots, 18 single family homes and 18 condos)
  • 33967 – 4 properties sold (2 single family homes and 2 condos)
  • 34134 – 1 property sold (1 condo)
  • 34135 – 8 properties sold (3 single family homes and 5 condos)

Miromar

  • 33913 – 2 properties sold (2 single family homes)
