The latest 2024 Naples FL real estate recap showed 484 properties sold for just over $565 Million during January. The highest-priced sale was an estate with an organic farm in Acreage Header for $30,950,000.

Additionally, 131 of the real estate transactions for the month were at or above $1 Million.

Overall, inventory ended the month with 3,639 properties for sale, representing a 59 percent increase over the same time last year. It was also a 17.5 percent increase over the previous month. There was a sizable increase in new listings with 1,780 new properties that came to market during the month, giving Buyers more options. Additionally, Buyers have more time to make a purchasing decision with the days on market trending upwards.

January 2024 versus January 2023 Highlights

  • Closed sales decreased 14 percent compared to January of last year.
  • Overall pending sales decreased 8 percent versus the same time in 2023.
  • Inventory increased 59 percent up from 2,921 homes to 4,639 homes for sale.
  • Average days on market increased 15 percent up to 61 days compared to January of 2023.

2024 Naples FL Real EstateIn all, there were 243 single-family homes and 284 condos sold for a total of 241 sales during the month. The total number of property sales were 14 percent lower than the same time last year.

The median single family price came in at $755,500 for January, up from $725,000 during the prior month. And, the median condo sales price was $475,000 down from $525,000 during the month before.

Further, even though the number of days it took for a property to go to contract increased quite a bit over last year (15% increase), it only increased 2 days over the previous month.
