naples florida real estate update september 2023The latest 2023 Naples FL real estate recap showed 551 properties sold for just over $666 Million during December. The highest-priced sale was a single-family home in Park Shore for $18,500,000.

Additionally, 181 of the real estate transactions for the month were at or above $1 Million. Collier County ended the year with $10.3 Billion worth of home sales. Once again, 40 percent of the 10 highest-priced home sales were in luxury golf communities, including Talis Park, Grey Oaks and Landings at Bears Paw.

Overall, inventory ended the month with 3,949 properties for sale, representing a 46 percent increase over the same time last year. It was also a 4.1 percent increase over the previous month. Similar to the prior month, there was a notable increase in new listings, 892 new properties that came to market during the month, giving Buyers more options. Additionally, Buyers have more time to make a purchasing decision with the days on market trending upwards.

Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc., commented on the latest report, “More choices don’t seem to outweigh the other factors facing buyers right now, and so buyer sense of urgency has diminished. It isn’t like 2021 when a home would be listed and sold in the same day. Plus, many people today are hoping the Fed will drop rates again. But I always remind people that ‘if you see a property you like, there are likely many others who will like it too.’ As we say in the business, ‘marry the house and date the rate’ as you can always look into refinancing if rates go down.”

Overall demand for Naples real estate remains strong and continues to be a top destination for retirement. In fact, according to a recent SoFi Study, Naples was just ranked as the 2nd Happiest City to Retire. Of the 200 cities analyzed, Naples has the highest average life expectancy of 86.1 years.

December 2023 versus December 2022 Highlights

  • Closed sales decreased 16 percent compared to December of last year.
  • Overall pending sales decreased 15 percent versus the same time in 2022.
  • Inventory increased 12 percent up from 2,706 homes to 3,949 homes for sale.
  • Average days on market increased 20 percent up to 59 days compared to December of 2022.

Mediterra Monterosso Home for saleIn all, there were 300 single-family homes and 284 condos sold for a total of 251 sales during the month. The total number of property sales were 16 percent lower than the same time last year.

The median single family price came in at $750,000 for December, up from $725,000 during the prior month. And, the median condo sales price was $525,000, up from $465,000 during the month before.

Further, even though the number of days it took for a property to go to contract increased quite a bit over last year (20% increase), it was unchanged from the previous  moth.
