2018 Naples Third Quarter Real Estate Activity

One year after Hurricane Irma, third quarter real estate activity for 2018 remains solid.  September, in particular, showed impressive overall closed sales numbers.  In Naples, closed sales increased 62 percent to 644 homes in September of 2018 compared to 398 closed home sales in September of 2017. According to broker analysts, this impressive increase in month over month sales is a result of the effect of the hurricane when home sales halted following the massive storm.

The Naples third quarter real estate report showed notable increases in every category except days on market which declined slightly. Overall pending sales in the third quarter are up 20 percent, closed sales are up 13 percent, the median closed price is up 3 percent, inventory is up 4 percent, and the days on market decreased 1 percent; all indicators that the third quarter real estate market in Naples is healthy.

Naples Third Quarter Real Estate Highlights:

  • Overall inventory increase 4 percent up to 4,776 units
  • Pending sales increase up to 2,014 which was a 20 percent increase
  • Days on market decreased 1 percent down to 98 days
  • Q3 Sales increase up to 2,032 which is a 13 percent increase
  • Single Family closed sales increased 6 percent, up to 979 units sold
  • Condo closed sales saw a 20 percent increase up to 1,053 properties sold
  • Overall median price close up 3 percent for the quarter up to $330,000
Luxury properties, homes over $1,000,000 are driving the market.  Pending sales for homes prices between $1 million and $2 million were up 18 percent for the quarter.  And pending sales for properties above $2 million were up a staggering 50 percent compared to Q3 of last year.  Additionally, closed sales of luxury homes above $2 million increased 20 percent during the quarter up from 66 properties sold to 79 luxury homes sold.


Most notable in the 3Q Market Report was the strong activity in the condominium and single family pending sales which increased at least 20 during the third quarter. Closed sales were significantly stronger in the condo market than the single family home market.
