Luxury Homes Sales Result in Strong Second Quarter
Second Quarter Real Estate Sales in the Naples area was driven by luxury home sales according to the latest report released by the Naples Area Board of Realtors (NABOR). Overall, closed sales increased 2 percent up to 2,926 in Q2 of 2018 compared to 2,880 in Q2 of 2017. Most notably, closed sales of single family luxury homes in the $2 million and above category rose 25 percent.
Second Quarter Naples Area Highlights:
- Overall closed sales increased 2 percent from 2880 to 2,926
- Single family home sales increased 3 percent
- Condo closed sales remained the same during Q2 of this year versus Q2 of last year
- Pending sales decreased slightly by 1 percent down to 2,733 for the quarter
- Median closed price increased 1 percent up to $345,000
- Days on Market decreased by 1 percent down to 96 days
- Inventory remained almost as last year with 5,165 properties for sale, just 24 units less than last year
Additionally, inventory of luxury condos above $2 million rose 15 percent for the quarter and pending sales rose 32 percent! And, luxury single-family pending home sales in the same price category increased 22 percent. The good news is we now have approximately a 7 month inventory which means we have a balanced market compared to other areas of the country which are constrained by tight inventory. Finally, the sale of single family homes in the Naples Beach area as well as north Naples saw the greatest increased activity for the month.
