Naples October Home Sales
Naples October home sales finished the month on a positive note, despite the impacts of Hurricane Irma during the previous month. Overall, closed sales increased 1 percent from 561 sales up to 556 over last October according to the latest Market Report released by the Naples Area Board of Realtors (NABOR). Additionally, the median closed sales price rose 9 percent from $315,000 up to $342,000. Once again, inventory fell compared to this same time last year. Total active listings fell from 5,426 down to 5,010 which will continue to cause home prices to increase.
Most notable, there were 57 closed sales of high-end, luxury properties priced above $1 million in October, a 36 percent increase over October 2016. Also reflected in the October report, closed sales for single-family homes priced between $1 and $2 million increased 50 percent in October. Addtionally, closed sales of condominiums priced between $300,000 to $500,000 increased 26 percent.
Year-Over-Year Naples October Home Sales:
- Pending Sales increased 1 percent overall during the 12-months ending October 2017
- Closed Sales increased 4 percent overall for the 12-months ending October 2017
- Median Closed Price was up 3 percent overall for the past twelve months
- Inventory decreased 8 percent overall from October 2016 to October 2017
- Average Days on the Market increased 22 percent overall from October 2016 to October 2017
Naples October Single Family Home Sales:
- Closed Sales increased from 295 up to 301 which was a 2 percent increase over last October
- Median Closed Price increased 13 percent from $375,000 up to $425,000 compared to October of last year
- Inventory fell double digits from 2,849 down to 2,432 compared to the same time last year
Naples October Condo Sales:
- Closed Sales remained virtually the same, 261 sales in ’16 versus 260 in ’17, compared to October of last year
- Median Closed Price increased 4 percent from $240,000 up to $250,000 versus the same time last year
- Inventory remained almost the same as last October, only increasing by 1 condo from 2,577 up to 2,578
