Third Quarter Naples Home Sales Report

Naples home sales showed a 40 percent increase in inventory when compared to third quarter of last year. Inventory increased from 3,606 in 2015 to 5,044 this year.  Additionally, the median homes sales prices were similar to last year during the same time period. All indications are prices have leveled out.

Also, when comparing third quarter of this year to third quarter last year, both pending and closed sales were down 14 percent.  Now that prices have leveled out and inventory continues to increase, I expect season to start off strong.

Third Quarter Prices Hold Steady and Inventory Rises

  • Pending Sales decreased 14 percent overall in 3rd quarter 2016 versus 2015
  • Closed Sales decreased 14 percent overall compared to the same time last year
  • Median Closed Price increased 4 percent overall this year versus last year during the third quarter
  • Inventory increased 40 percent overall this past quarter versus last year
  • Average Days On Market increased 10 percent overall this year versus last year in Q3
