How Long Will Your House Last?

Have you ever looked at the house you are about to buy and wondered how long the pieces and systems will hold up?  Here is a guide to what you should expect when you buy your house or condo.

When you are buying a new home, you should take into account the condition of key features within the house.  For example, how old is the roof? Or what about he air conditioning unit? Or, what shape are the appliances in?  Otherwise, you may end up feeling as though every time you turn around you will feel you are being knickled and dimed to death.

Estimates:

  • Asphalt Shingle Roof should last 20 years
  • Air-Conditioning Unit should last approximately  10-15 years
  • Furnace should last between 15 and 18 years
  • Windows about  15 to 30 years
  • Heat Pump approximately 16 years
  • Exterior Paint will last up to 15 years
  • Home Security and smoke detector systems should last 5-10 years
  • Electrical switches and Sockets will last at least 10 years
  • Carpeting typically lasts 8-10 years
  • Shower enclosure will last approximately 50 years
  • Toilets should last the lifetime of the home
  • Tub and Shower Faucets should last 20 plus years
  • Kitchen Cabinets will last around 50 years
  • Kitchen Faucets around 15 years
  • Microwave Oven about 9 years
  • Enamel-Coated Steel Sink will last around 5 to 10 years
  • Dishwasher should also last about 9 years
  • Garbage Disposal approximately 12 years
  • Range or Oven should last between 13 and 15 years
  • Refrigerator around 13 years
  • Washing Machine will last around 10 years
  • Dryer will last approximately 13 years
  • Wood or Stone Flooring should last up to 100 years
  • Garage Door Opener around 10 to 15 years
  • Wood Deck will last about 10-15 years
  • Driveway (Asphalt) will last between 15 and 20 years

As you can imagine, use of all these components may alter the time frames.  However, this is typically what you should expect when purchasing a home.

Bottom Line:

Buying a home is a significant investment.  So when you are getting ready to make an offer on house get an inspection to make sure you are fully aware of any major improvements that may be required due to the age of the home.
