Naples July Real Estate Recap

The current Naples July real estate recap for the area showed 1,142 properties sold for just over $1 Billion during July! The highest priced property sold for $31,000,000. And, the luxury market remains strong as evident by the 206 properties sold at or above $1 Million.

Due to the low inventory and high buyer demand, the median closed price saw a significant jump, up 29 percent to $469,950 over the same time last year. Additionally, for the past three months, the percent of list price has been over 99 percent. For sellers who priced their homes at fair market value they saw their home sell quickly and at maximum dollar.

So, if you are a seller, now is the time to list your home and maximize your profits. Or, if you are a buyer, with new listings coming onto the market every day there are still opportunities to find a property.

July 2021 versus July 2020 Highlights

  • Closed sales decreased 3 percent compared to July of last year.
  • Overall pending sales decreased 22 percent versus the same time period.
  • Inventory dropped 77 percent down from 5,672 homes to 1,295 homes for sale.
  • Average days on market fell 70 percent down to 28 days.

Due to the decrease in inventory combined with the strong buyer demand, single family home sales fell 11.5 percent during the month while condo sales rose slightly, up 8.6 compared to July of 2020.

Similar to previous months, we continued to see multiple offers submitted on properties and often within hours of a new listing hitting the market.

We also saw an increase in homes pending before they were even listed on the open market. Established agents who have been in the market for years in our area have extensive networks. For example, if you are considering a golf community, we do have new listings about to come on line which and we have also have buyers ready to purchase homes in multiple golf communities.

Additionally, with almost 20 years of experience, we also have connections with membership directors throughout Southwest Florida who let us know if another agent is about to list a home. More often than not, we’ve worked with the listing agent in the past and it gives us the opportunity to to connect with the agent about their upcoming listing.

Real Estate Market Recap Naples FLLarger homes with plenty of space for a home office and plenty of space for the entire family continue to drive significant activity in the luxury real estate market. Single family homes and condos with at least 4 bedrooms saw significant increases in activity. The number of single family homes with 4 plus bedrooms rose 70.8 percent and condos rose a whopping 220 percent!

Luxury homes above $2 million saw a 135.4 percent increase sales compared to the same time last year. And homes priced between $1 million and $2 million also saw a significant increase in sales with a 107.1 percent increase in closed sales.
