January Sales ReportBonita Springs January Sales Report for Real Estate activity showed a significant increase in condo sales and a slight  increase in single family home sales according to the Bonita Springs-Estero Association of Realtors (BEAR).  Overall, for both single family homes and condos, pending sales and closed sales were up compared to January of last year. And, overall supply of all properties increased modestly during the same time period.

Now that we are in the midst of season, activity is increasing substantially.  Buyer traffic has skyrocketed over the past month and analysts continue to predict a very active season this year.  Although a majority of homebuyers are paying cash, for those using a mortgage, rates continue to remain at historic lows.  Either way, it’s a great time to consider purchasing a home or condo in Southwest Florida.

Bonita Market UpdateYear-Over-Year January Highlights – Single Family Homes:

  • Closed Sales increased 2.8 percent up from 71 homes sold in Jan. 2017 compared to 73 homes sold this year
  • Pending Sales during January increased from 110 to 121, which is an 10 percent increase
  • Average Sales price increased 2.3 percent from $490,484 up to $501,938
  • New Listings increased 19.3 percent from 202 last year up to 241 this January
  • Overall, inventory decreased 1.1 percent versus January last year, down from 657 to 601 homes available

Ultimately, closed sales for single family homes during the month of January showed a slight increase, up 2.8 percent compared to last January.  Additionally, pending sales increased 10 percent during the same time.  Also, unlike December, there was only a small decrease of 1.1 percent in inventory of single family homes. The downside is inventory of single family homes continues to decrease month after month which limits the number of options for many home buyers.  Instead of making compromises, many buyers are considering new construction as an alternative to re-sale due to the limited inventory.  A word of caution, be sure you are represented by a real estate agent if you are considering new construction.  The builder’s agent is going to look out for the best interest of the builder, not your best interest.  Additionally, it doesn’t cost you anything to work with an agent, the builder pays all realtor fees.  In fact, you will find a good agent will save you money or negotiate extras you may not know are available.

Year-Over-Year January Highlights – Condos:

  • Closed Sales increased 61.8 percent up from 55 homes sold in Jan. 2017 to 89 homes sold this year
  • Pending sales in January increased from 107 to 125 which is a 16.8 percent increase
  • Average Sales price increased 16.0 percent from $238,631 up to $276,738 during the same time
  • New Listings increased 13.4 percent from 194 last year up to 220 this January
  • Inventory increased 5.1 percent versus January last year, up from 565 to 594 homes on the market

Overall, condo sales in the Bonita Springs skyrocketed in January, up 61.8 percent compared to the same month last year. Similarly, pending sales saw a significant increase, up 16.8 percent during the same time period.  And, both the average price and median sales price increased by double digits.  So, if you are considering selling your home, now is an excellent time.  For home buyers, the good news is inventory rose 5.1 percent which means there are more condos to chose from when make a condo purchase.
