January Housing Update for Lee County

The Lee County January housing update continued to show a significant increase in closed sales activity for both single family homes and condos for the month. In all, more than $618 Million in properties closed during the month of January up from $491 Million last year. Also, pending sales for both single family homes and condos showed significant increases over the same time list year.

As a result of the increased closed and pending sales, the number of homes for sale continues to fall and it remains a seller’s market. Home prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

January 2021 versus January 2020 Single Family Home Highlights:

  • Closed sales increased 34.2 percent going from 912 transactions up to 1,224 sales
  • Pending sales increased 25.6 percent up from 1,514 last January versus 1,901 this January
  • Inventory fell 60.1 percent down to 2,203 properties for sale compared to this same time last year when there were 5,519 homes for sale
  • New listings decreased from 1,796 down to 1,610 which was a 10.4 percent decrease
  • Median days on market decreased to 29 days which is a 50 percent decrease versus January 2020
  • Available inventory of single family homes ended January with a 1.7 months supply of homes available for sale which is a 63.8 percent decrease

There seems to be no end in sight to the demand for single family homes in the Lee County area. And as buyers continue to go to contract quickly on homes listed, the sales prices have increased in excess of 20 percent over last January. The work from home trend continues to drive buyers to Southwest Florida. Buyers are looking for large single family homes with plenty of space for a home office, school children working from home, home fitness and ample space for the entire family.

Additionally, baby boomers continue to move up their time table to relocate to the area and either retire or purchase a second home. With such low inventory, if you see a property you are interested in purchasing, be prepared to move quickly and expect multiple offers to be submitted.

Bottom line, it remains a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.

January 2021 versus January 2020 Condo Highlights:

  • Condo sales increased 26.4 percent going from 489 real estate transactions up to 618 sales
  • Pending sales increased 45.1 percent up from 782 last January versus 1,135 this January
  • Inventory decreased 47.8 percent down to 1,621 condos for sale compared to this same time last year when there were 3,106 units for sale
  • New listings decreased from 962 down to 878 which was a 8.7 percent decrease
  • Median days to contract decreased to 46 days which was a 28.1 percent decrease versus January 2020
  • Available inventory of condos ended January with a 2.6 months supply of properties available for sale which was a 50.9 percent decrease

Similar to single family homes, condo closings and those going to contract increased significantly during January. At the same time, the number of homes for sale decreased more than 45 percent which bring us down to a 2.6 months’ supply of condos for sale. As a result, seller’s have the advantage in today’s market.
