Bonita Springs Homes are Selling!
January Bonita Springs Home Sales are on the rise! Similar to Collier County, Lee County sales and inventory continue to increase Year-over-Year. Also, according to the latest reports released by the Bonita Springs – Estero Association of Realtors (BEAR), the data shows the average sales prices continue to drop. However, the one exception is single-family home sales below $500,000. With the limited inventory, closed sales for single-family homes in the $300,000 to $500,000 price segment are up 4 percent with a median closed price increase of 3 percent.
Bonita Springs Single Family Home Sales
According the BEAR president, D. Michael Burke,
“The days on the market is down because accurately priced homes are selling first. Buyers set the value; they know the correct price range before they even enter the market.”
January 2017 Year-over-Year Single Family Bonita Springs Home Sales Highlights:
- Closed sales increased 6 percent up from 773 sales in 2016 to 819 sales in 2017
- Average sales price decreased 15 percent from $400,764 in 2016 down to $340,604 in 2017
- Pending Sales increased just over one percent going from 1,169 to 1,173 year-over-year
- Overall Inventory increased 12 percent from 5,469 homes on the market to 6,124 homes
- Days on Market for homes priced below $300,000 increased 24 percent
In summary, despite all of the world events, Estero and Bonita Springs homes sales continue to increase. Additionally, with existing single-family home sales rising, the number of people buying new construction is increasing. Furthermore, if you are considering new construction, be sure to tell the sales office your are working with an agent. Although it may seem like you don’t need an agent for new construction, remember the sales agent for the builder is working on behalf of the builder, not the buyer. Since the builder pays the commission, there is literally no cost to you.
Bonita Springs Condo Sales
January 2017 Year-over-Year Lee County Condo Home Sales Highlights:
- Closed sales increased 7.6 percent up from 384 sales in 2016 to 413 sales in 2017
- Average sales price decreased 2.2 percent from $248,222 in 2016 down to $242,810 in 2017
- Pending Sales increased 18.6 percent going from 581 to 689 year-over-year
- Overall Inventory increased 32.5 percent from 2,708 condos on the market to 3,589 condos

2016 in Review:
Homeowners in the Bonita Springs and Estero markets, who are pricing their homes realistically, are selling now. And, the number of overall closed sales for both single-family homes and condos for the past 12 months fell to 2,824 units as compared with 3,264 units which was a 13 percent decrease.
Additionally, pending sales remain consistent with a slight decrease of 17 percent with 2,662 units versus 3,219 units compared with this time last year. Also, the days-on-market in Bonita Springs-Estero, which was 76 days, decreased 10 days from 12 months.
