Southwest Florida January 2019 Real Estate Statistics

For January 2019, according to the Estero and Bonita Springs Florida Realtors Associaiton® (BEAR), both single family homes sales and condo sales fell by double digits compared to January of last year. At the same time, inventory for both property types increased double digits when you compare January of 2018 to January 2019.  Additionally, the average sales price increased for both condos and single-family homes. Overall, inventory remains within the 6-7 months supply range which is indicative of a healthy market.

Estero and Bonita Springs Florida Single Family Home Statistics – January 2019

January 2019 Single Family Home Highlights:

  • Closed sales decreased from 73 in Jan. 2018 down to 63 in January 2019 which is a 13.7 percent decrease
  • Pending sales decreased 12.4 percent from 121 down to 106 compared to the previous January
  • Average sales price increased 14.1 percent up to $572,683 from $501,938 a year ago
  • Inventory of active listings went up to 727 from 650 which is an 11.8 percent increase versus the prior year
  • Supply of Inventory decreased slightly from 7.5 months down to 7.4 months

The single-family home market in the Bonita Springs and Estero area remains healthy with 7.4 months supply of inventory.

Estero and Bonita Springs Florida Condo Statistics – January 2019


January 2019 Condo Highlights:

  • Closed sales decreased from 89 in Jan. 2018 down to 65 this year which was a 27 percent decrease
  • Pending sales decreased 18.4 percent from 125 down to 102 compared to January of the previous year
  • Average sales price increased 7.3 percent up from $276,738 in January 2018 up to $296,984 in January of this year
  • Inventory of active listings increased to 594 from 663 which is an 11.6 percent increase versus last year
  • Supply of Inventory increased from 7.6 months up to 7.7 months

If you are considering purchasing a condo in Estero or Bonita Springs Florida, the latest real estate statistics reinforce now is a good time to move forward. Inventory continues to increase which gives buyers more options.  Although the market is still in the healthy range with 6 to 7 months supply of inventory, it’s starting to approach a buyers market. As we move closer to the end of season, we are seeing price reductions to a point where those properties priced correctly are selling quickly.
