Buyer Demand Surging as Spring Market Begins

Last fall, some predicted that the 2019 residential real estate market would be a disaster. There was even belief we might experience a housing crash like the one that occurred during the last decade.

However, according to two separate reports*, buyer demand dramatically increased over the last three months, leading into this spring buyers’ market (the March data is not yet available).

Both the ShowingTime Showing Index and the National Association of REALTORS Buyer Traffic Index show that buyer demand has increased in each of the last three months.

Why the increase in demand? Increased buying power.

According to the National Association of Realtors’ Economists’ Outlook Blog, purchasing a home has become more affordable, which has led to increased demand.

“Due to the combination of falling home prices and mortgage rates, the income needed to make an affordable mortgage payment (mortgage no more than 25% of income) on a median-priced home with 10% down payment and 30-year fixed rate mortgage decreased from $60,425 in June 2018 to $53,783 as of February 2019, and the difference of $6,642 represents a gain in buying power because one can afford a home purchase at a lower level of income.”

Bottom Line

It appears the spring buyers’ market is going to be much stronger than many had projected. Whether you are selling or buying, this is important news.

Naples Florida Real Estate Transactions – August 21st

Naples Florida Real Estate TransactionsOverall, during the week of August 21st, there were 91 Naples Florida Real Estate Transactions down from 233 from last week.  As usual, north Naples real estate sales continue to lead the way with the most transactions.  And, once again, east Naples showed the second highest activity.  Ultimately, north Naples ended the week with 29 homes sold. Also, East Naples ended with 17 properties sold.

Additionally, of the 29 real estate sales in North Naples, 34 percent of them were condos and 62 percent of them were single family homes.  So, the remaining properties sold in North Naples were vacant lots. Also, in the East Naples area, there were 17 transactions, 71 percent of which were condos. And, 29 percent of the East Naples properties sold were single family homes.

In summary, your weekly real estate update for August 21st through August 27th shows 30 condos, 44 single family homes and 17 vacant lots sold in the Naples area.

As we approach season, The Country Club of Naples Renovations are almost complete!  Recently this Naples golf community embarked on a $7.6 million renovation project to upgrade the 26,600 square foot clubhouse.

In addition to improvements to the dining facilities, the club also updated the locker rooms, general meeting areas as well as the decorating.  Also, the most exciting addition to the clubhouse is an outdoor veranda for dining overlooking the golf course.

The Country Club of Naples is a private golf club located in Naples Florida. This golf course is a great course for all skill levels.  It’s one of the few golf courses that allow members to walk the course.

Putting Stroke – Golf Tip

Putting StrokeThink of your putting stroke like you would using a paintbrush down the line of your putt.  When you are putting, if you stop the putter at impact, you are hitting the ball instead of stroking the ball.  Therefore, you will see the ball bounce off your putter and off line.  In addition, you will be inconsistent with your distances depending on how much the ball bounces off your putter face.  When you are practice, try to brush your putts like a paint stroke and you will develop a better putting stroke.
