Single-Family Home Sales Update For Bonita Springs
Season is in full swing in Bonita Springs. Single family homes sales continue to show steady growth which indicates a stable and healthy market. This is clear based on the most recent statistics released by the Bonita Springs-Estero Association of Realtors (B.E.A.R).
During the month of December, the number of closed sales increased slightly, up 3.3 percent, when compared to the same time last year. Also, pending sales saw a significant increase during the month of December. They rose from 57 homes sold in December of 2015 up to 71 in December of this year which is a 24.6 percent increase.
Overall, single-family inventory continued its upward trend with a double-digit increase of 24.2 percent. In addition, during the month of December, 143 new single-family homes were listed which is a 23.3 percent increase versus 2015. And, when compared to last year, pending inventory increased 7.3 percent.
Finally, as a result of the increased inventory, their will be more homes for buyers to choose from. Additionally, the median sales price fell by 4.9 percent. All indications are sellers are beginning to lower their prices which is great news if you are looking to buy a new home in Bonita.

Condo Sales Update For Bonita Springs
On the condo side, sales fell 45.3 percent while at the same time overall inventory increased almost 50 percent when compared to December of last year. Once again, the good news for buyers is there are more condos to chose from now that inventory has increased.
However, it is still a great time to put your condo on the market if you are looking to sell because prices are still increasing. Both the median sales price and the average sales price increased modestly during December. Year-Over-Year Highlights for the Past 12 Months:
- Overall closed sales decreased 7 percent from 3,132 units down to 2,904 units
- Pending sales decreased 9 percent with 2,872 units versus 3,174 units compared to December 2015
- Average Days on Market was 105 days, which was an increase of 38 percent from 76 days in December 2015
- Overall inventory as of Jan. 1, 2017 was 1,475 units for both single-family homes and condominiums
- Current months worth of inventory stands at five months

As we head into season, builders are offering several incentives to purchase new construction.
