Bonita Springs Florida October Real Estate Statistics
According to the Estero and Bonita Springs Florida Realtors Associaiton® (BER), historical numbers from October 2016, 2017 and 2018 show a trend of market stabilization. In particular, October Statistics shows a significant increase in single family homes sales for October 2018 compared to 2017. Additionally, new single-family listings were up 28.6 percent compared to October of last year. Condo activity was also strong for the month of October. Both closed sales and pending sales were up double digits compared to the same time a year ago.
Estero and Bonita Springs Florida Single Family Home Statistics – October 2018
October Single Family Home Highlights:
- Closed sales increased from 65 in October of 2017 up to 91 this year which is a 41.5 percent increase
- Pending sales increased 2.1 percent from 94 up to 96 compared to last October
- Inventory of active listings west up to 585 from 513 which is a 14 percent increase versus last year
- Supply of Inventory decreased from 5.9 months down to 5.6 months
Estero and Bonita Springs Florida Condo Statistics – October 2018
October Condo Highlights:
- Closed sales increased from 66 in October of 2017 up to 73 this year which is a 3.8 percent increase
- Pending sales increased 11.5 percent from 61 up to 68 compared to last October
- Inventory of active listings increased to 508 from 469 which is an 8.3 percent increase versus last year
- Supply of Inventory decreased from 6.3 months down to 5.7 months
If you are considering purchasing a home in Estero or Bonita Springs Florida, area brokers are recommending you move forward now as residential real estate prices are expected to remain steady going into the first quarter of 2019.
According to Realtor.com’s report for the Bonita Springs and Estero market, there were 8.2 million listing page views for October 2018, over a half million more views than last month. For homeowners who wish to sell, the number of listing page views bodes very well for the market, as local and non-local buyers are actively looking to buy a property. For home sellers, it’s just another reason to list now as opposed to later. Homeowners wishing to sell are urged to take advantage of the current online activity generating around the Bonita Springs and Estero markets.
In addition, the passing of Amendment 2 in Florida is also a big win for investors and homeowners. As of Jan. 1, 2019, annual increases in the taxable value of all non-homestead property will permanently be capped at 10 percent. Non-homestead properties include rental properties, vacation homes, vacant land, and commercial property. In the past, increases were unlimited so it’s a great time to take advantage of the new law.
