Bonita Springs December Sales Report

Esplanade Contract PendingBonita Springs December Sales for Real Estate showed a significant increase in condo sales and a modest increase in single family home sales according to the Bonita Springs-Estero Association of Realtors (BEAR).  Overall, for both single family home and condos, pending sales and closed sales were up compared to December of last year. And, overall supply of homes during the same time last year decreased.

As we head into season, activity is increasing.  Buyer traffic has skyrocketed over the past month and analysts predict a very active season this year.  And, since mortgage rates continue to remain at historic lows, it’s a great time to consider purchasing a home or condo in Southwest Florida.

Year-Over-Year Bonita Springs December Sales – Single Family Homes:

  • Closed Sales increased 5.3 percent up from 95 homes sold in Dec. 2016 compared to 100 homes sold this year
  • Pending Sales during December increased from 71 to 77, which is an 8.5 percent increase
  • Median Sale price remained the same as last year at $370,000.
  • New Listings decreased 16.8 percent from 143 last year down to 119 this December
  • Inventory decreased 5.6 percent versus December last year, down from 611 to 577 homes available

Ultimately, closed sales for single family homes during the month of December showed a modest increase, up 5.3 percent compared to last December.  Additionally, pending sales increased 8.5 percent during the same time.  On the flip side, there was a significant decrease in inventory of single family homes. As a result, total inventory of single family homes continues to decrease.  With season approaching, we anticipate more homes being added to the market.  However, with the pace at which they are selling, industry experts expect inventory to continue to remain in short supply.

Year-Over-Year Bonita Springs December Sales– Condos:

  • Closed Sales increased 22.4 percent up from 58 homes sold in Dec. 2016 compared to 71 homes sold this year
  • Pending sales in December increased from 56 to 70 which is a 25 percent increase
  • Median Sales priced decreased 15.5 percent from $269,700 down to $228,000 during the same time
  • New Listings increased 11.2 percent from 116 last year up to 129 this December
  • Inventory increased 0.2 percent versus December last year, up from 526 to 527 homes on the market

Overall, condo sales in the Bonita Springs area showed a significant amount of activity as we head into season.  Closed sales last month increased double digits, up 22.4 percent compared to the same time last year.  Similarly, pending sales saw a significant increase, up 25 percent during the same time period.  Although there were 129 new listings added during the month, overall inventory for condos remained almost the same year-over-year.  Ultimately, as new listings come onto the market, enough condos priced correctly are selling or going to contract quickly.  As a result, inventory continues to remain relatively tight.
