Bonita Springs and Estero Real EstateThe latest Bonita Springs and Estero Real Estate trends show single family home sales were on fire during the month of July according to the most recent market report from the Bonita Springs Estero Association of Realtors (B.E.A.R.). Closed sales and pending sales for single family homes in Bonita Springs and Estero increased over 40 percent over the same month last year.  Additionally, the average sales price was up 45 percent in July of this year compared to July of last year.  And, single family home inventory increased for the month giving home buyers more options.

As we gear up for season, we have a healthy real estate market in Southwest Florida, especially if you are considering purchasing a single family home.

Condo Highlights for Bonita Springs And Estero Real Estate:

Although single family homes sales showed significant increases, the condo market slowed a bit.  Closed sales were down 8.3 percent in July of this year compared to the same time period last year.  However, pending sales were up 22 percent.  Finally, inventory fell in July by 11 percent, thus the overall inventory of Bonita Springs and Estero condos sits at a 4.7 month worth of supply which is a bit tight.  With season about to start, I expect to see an increase in the number of condo listings which will give buyers more options.

In the meantime, if you are considering purchasing a condo or single family home in the area, you will have more options and more negotiating power in the single family home market than you will in the condo market.
