August Real Estate Statistics for Bonita Springs & Estero

The latest August Real Estate Statistics from the Bonita Springs Estero Association of Realtors (B.E.A.R.) show closed sales for both single family homes and condos increased more than 45 percent. Overall, the single family market is more balanced with a healthy level of inventory. On the other hand, in the condo market even though closed sales were significant, pending sales dropped double digits and inventory is even tighter than the same time last year.

As we gear up for season, closed sales activity is already well above last year and we are just getting started. If you are considering buying your dream home in SWFL you will have more options to consider if you are planning to buy a single family home versus a condo.

Bonita Springs and Estero Single Family August Real Estate Statistics

August Single Family Home Highlights:

Closed sales increased from 74 in August of 2017 up to 108 this year which is a 45.9 percent increase
Pending sales increased 8 percent from 87 up to 94 compared to last August
Inventory or active listings increased up to 521 from 487 which is a 7 percent increase versus last year
Supply of Inventory increased slightly from 5.3 months up to 5.4 months

Bonita Springs and Estero Condo August Real Estate Statistics

August Condo Highlights:

Closed sales increased from 52 in August of 2017 up to 85 this year which is a 63.5 percent increase
Pending sales decreased 16.2 percent from 74 down to 62 compared to last August
Inventory or active listings decreased to 405 from 427 which is a 5.27 percent decline versus last year
Supply of Inventory decrease double digits from from 5.8 months down to 4.6 months
