April Housing Update for Lee County

The Lee County April housing update showed there was more than $1.387 Billion in properties closed during April, up from $629 Million last year. Similar to the first quarter of the year, pending sales for both single family homes and condos showed significant increases over the same time last year.

Due to the significant increases in closed and pending sales, inventory remains a challenge. The number of Lee County homes for sale fell more than 70 percent versus April of last year. Property prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

April 2021 versus April 2020 Single Family Home Highlights:

  • Closed sales increased 63.3 percent going from 1,170 transactions up to 1,911 sales.
  • Pending sales increased 84.5 percent up from 1,046 last April versus 1,930 this April.
  • Inventory fell 69.9 percent down to 1,509 properties for sale compared to this same time last year when 5,112 homes were for sale.
  • New listings increased from 1,007 up to 1,930 which was a 76.9 percent increase.
  • Median days on market decreased to 17 days which is a 64.6 percent decrease versus April of 2020.
  • Available inventory of single family homes ended April with a 1.1 months supply of homes available for sale, or a 74.4 percent decrease.

Similar to Naples and other areas of the country, we continue to see a shortage in inventory. However, unlike last month, new listings increased during the month. It is just not enough to keep up with the high buyer demand. With such low inventory, if you see a property you are interested in purchasing, be prepared to move quickly and do not be surprised if multiple offers are submitted.

April 2021 versus April 2020 Condo Highlights:

  • Condo sales increased 108.7 percent going from 566 real estate transactions up to 1,181 sales.
  • Pending sales increased 199.2 percent up from 356 last April versus 1,065 this April.
  • Inventory decreased 72.1 percent down to 830 condos for sale compared to last April when there were 2,970 units for sale.
  • New listings increased from 433 up to 811 which was an 87.3 percent increase.
  • Median days to contract decreased to 23 days which was a 48.9 percent decrease versus April of 2020.
  • Available inventory of condos ended April with a 1.1 months supply of properties available for sale which was a 78.4 percent decrease.

Similar to single family homes, condo closings and those going to contract increased significantly during the month. At the same time, the number of homes for sale decreased more than 70 percent which brings us down to a 1.1 months’ supply of condos for sale.

On a positive note, new listings increased a little more than 87 percent over the same period last year. The increase in the number of properties coming to market is encouraging and gives buyers more options.

Bottom line, it remains a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.
