Inventory continues to increase in Naples according to the Naples April home sales report released by NABOR (Naples Area Board of Realtors).  At the same time inventory increased, the number of closed sales fell during the month.  In Collier County, single-family sales fell 17.1 percent in April from 551 down to 457 sales.

Naples April Home Sales Highlights Year-Over-Year:

• Pending sales decreased 10 percent from 1,210 in April 2015 to 1,084 in April 2016.
• Pending sales for homes from $1 million to $2 million increased 4 percent from 89 to 93 in April.
• Closed sales decreased 7 percent from 9,856 to 9,117 homes in the 12-months ending April 2016.
• Closed sales of single-family homes from $300,000 to $500,000 increased 26 percent from 698 to 881.
• Median closed price increased 11 percent from $283,000 to $314,000 in the 12-months ending April 2016.
• Inventory increased 36 percent to 5,480 homes in April 2016 from 4,040 homes in April 2015.
• Average days on market decreased 9 percent to 72 days in April 2016 from 79 days in April 2015.
