Overall, the latest Southwest Florida real estate trends in Naples, Bonita Springs, Estero show the market remains healthy.  However, each community varies.  For example, Mediterra only has 9 condos for sale and therefore only 4.5 months supply of inventory which is tight.  Bay Colony, on the other hand, has a 60 month supply of inventory for single-family homes.  A healthy market will be in the range 6-7 months supply of inventory. So, if your a luxury home buyer, now would be the time to look at property in Bay Colony since a large supply means there should be room for negotiating a great price.
