Naples October Real Estate Recap 2022The Naples December real estate recap showed 636 properties sold for just over $783 Million. The largest sale was for $29,950,000 in Port Royal. Additionally, the luxury market remained strong, with 165 properties sold at or above $1 Million compared to 160 sales during November.

The Naples housing market remained stable in terms of value as evidenced by the increase in the median closed price which increased from $505,000 up to $575,000 or 13.9 percent over December of last year. However, there was a slight decline from November’s median closed price which was $600,000.

Overall, inventory more than doubled over this time last year. It rose from 1,195 to 2,465 properties for sale. However, the numbers are very misleading. At the end of 2019 we had 6,389 properties for sale and 2018 finished the year with 7,108 properties for sale. Inventory ended the month at less than half of what it was before the pandemic.

As we move forward, the question is what will happen to inventory as well as home prices. Unlike the last 12 months, inventory increases from month-to-month have slowed. For example, we ended November with 2,465 properties for sale. So we only had a net increase of 13 properties added to our inventory. Since season is well underway, industry experts do not expect a significant influx of properties to the market. Therefore, due to the limited inventory, home prices will continue to rise.

Additionally, 62 percent of our December sales were cash transactions which is up 2 percent over the prior year. Although the percentage of cash transactions remains high compared to other areas of the country, unlike the last couple of years, Seller’s are more open to Buyers using financing.

Finally, everyone continues to ask about the impact of Hurricane Ian on home prices. According to a recent study, home prices in hurricane impacted areas in Florida rose 5 percent higher than other areas during the three-year period after a storm. The study which is set to be published in the March issue of the Journal of Environmental Economics and Management also found that hurricanes did not change the long-term demand for housing in areas hit by the storms.

December 2022 versus December 2021 Highlights

  • Closed sales decreased 42 percent compared to December of last year.
  • Overall pending sales decreased 34 percent versus the same time in 2021.
  • Inventory increased 106 percent up from 1,195 homes to 2,465 homes for sale.
  • Average days on market increased 82 percent up to 49 days.

In all, there were 335 single-family homes and 301 condos sold for a total of 636 sales during the month, which was a 42 percent decrease compared to the same time last year. Notable was the change in inventory between November and December. There were 54 fewer single family homes for sale in December compared to the prior month. However, condo inventory rose by 44 units up to 961 condos for sale.

The median single-family home price was $735,000 December which was an 8.9 percent increase compared to the same time last year. Condos showed a 12.3 percent increase in the median sales price compared to the prior year.

You have probably heard “location, location, location” when it comes to real estate and Naples is an excellent example of why location is important when purchasing property. The largest increases in the median home sales price came in downtown Naples (34102) where the median sales price rose 39.6 percent up to $2,791,250 and in North Naples along the coast (34108) where the median sales price rose 57.6 percent up to $1,655,000.
