April Real Estate Recap Naples FlThe latest Naples April real estate recap for the area showed 1,377 properties sold for just over $1.46 Billion! The largest sale was $36,000,000 for a single family home in Port Royal. Additionally, the luxury market was still strong as evident by the 358 properties sold at or above $1 Million.

The demand to live the Naples lifestyle remained strong as evident by the reduction in days on market which was down to just 16 days. Closed sales and pending sales were once again lower than this time last year due to limited inventory. There were 569 single family homes and 658 condos sold for a total of 1,377 sales during the month.

Also, properties sold at or above list price once again. Condos sold just above asking price at 101.6 percent of list price and single family homes came in at 99.8 percent of list. Similar to previous months, the median sales price rose 36 percent compared to last April.

Now for a bit of good news if you are a buyer. Inventory increased 17 percent ending the month at 1,668. And as of May 25th, there are 1,763 properties for sale. Inventory is almost double what it was in January.

Additionally, the reports showed thirty-three percent or 549 of the properties whet through a price reduction. In the past week alone, there have been 259 price reductions. To reiterate what we said last month, the price reductions do not mean prices are going below previous closed sales. These reductions are on Naples homes which were originally priced too high and seller’s are starting to adjust their prices to reflect current market conditions.

April 2022 versus April 2021 Highlights

  • Closed sales decreased 36 percent compared to April of last year.
  • Overall pending sales decreased 32 percent versus the same time period.
  • Inventory increased 17 percent up from 1,432 homes to 1,668 homes for sale.
  • Average days on market fell 71 percent down to 16 days.

Similar to January, February and March, single family homes saw a significant increase in the median price which rose 33.9 percent. Once again condos saw an even bigger increase up 44.7 percent which is great news for sellers.
