The latest Naples February real estate recap for the area showed 804 properties sold for just over $968 Million! The largest sale was $24,500,000 for a single family home in Olde Naples on Gulfshore Blvd. North and it is expected to be torn down within the next year. Additionally, the luxury market remained strong as evident by the 169 properties sold at or above $1 Million.

In all 430 single family homes and 374 for a total of 804 properties sold during the month. Also notable was the percentage of list price which was just over 100%.

Demand for Naples homes remains strong. With limited inventory and the sustained buyer demand, the overall median price rose 37.5% over February of last year. And based on the number of showings during the month (43,032) it is clear demand shows no signs of slowing.

February 2022 versus February 2021 Highlights

  • Closed sales decreased 40 percent compared to February of last year.
  • Overall pending sales decreased 36 percent versus the same time period.
  • Inventory dropped 47 percent down from 2,224 homes to 1,176 homes for sale.
  • Average days on market fell 69 percent down to 23 days.

Similar to January, single family homes saw a significant median price increase up 37.5 percent and once again condos saw an even bigger increase up 47.1 percent which is great news for sellers. Now for some good news for buyers, on February 27th had just 915 properties for sale for all of Collier County. As of today, we are up to 1,121 Naples homes for sale. That is a 22.5 percent increase in one month.

The Naples area added 1,261 properties to the market. While not enough to keep up with demand, some communities started to build inventory. For example, the following golf communities have seen a significant increase in the last 30 days:Quail Creek Home

  • Esplanade – 11 active listings
  • Fiddler’s Creek – 30 active listings
  • Lely Resort – 11 active listings
  • Mediterra – 7 active listings
  • Talis Park – 11 active listings

In addition to the higher inventory levels, the days on market started to build and we’ve seen price reductions as well as homes sold below list price. Both of which which are leading indicators that some communities have reached their maximum price level.
