Bonita Springs Real EstateThe latest Estero and Bonita Springs Real Estate reports show the market has picked back up during May. Especially in the condo market which saw a 24.8 percent increase in closed sales over May of last year. Single family home sales increased slightly up just under 1.0 percent. Additionally, condos are selling faster than they did last May and faster than single family homes. 

Also, inventory looks healthy for single family homes. There is currently a 6.4 month supply of homes available on the market which is a very healthy inventory level. A healthy market has an inventory level of approximately 6-7 months of supply. As for condos, the inventory has fallen to 5.8 percent which makes it a seller’s market. So if you currently own a condo in Bonita Springs or Estero, now is a good time to list your property.  With less inventory, there will be less competition.

May 2019 Estero and Bonita Springs Real Estate Highlights for Single Family Homes

  • Closed sales increased 0.7 percent up from 134 to 135 homes sold
  • Inventory increased 0.7 percent up to 606 compared to May of last year when there were 602 homes for sale
  • Median days to contract increased to 121 days which represented a 39.7 percent increase over the same time last year
  • Average sales price decreased from $478,716 down from $559,248 or a 14.4 percent decrease
  • Total months’ supply of inventory fell 3.0 percent down to 6.4 months supply of inventory

May 2019 Estero and Bonita Springs Real Estate Highlights for Condos

  • Closed sales increased 24.8 percent up from 113 to 141 condos sold
  • Inventory decreased 2.3 percent down to 500 compared to May of last year when there were 512 condos for sale
  • Median days to contract decreased to 70 days which represented an 11.4 percent decline
  • Average sales price increased from $277,842 up to $292,835 or a 5.4 percent increase
  • Total months’ supply of inventory decreased 4.9 percent down to 5.8 percent
