Bonita Springs Homes for Sale

Bonita Springs single family home sales saw a double digit decrease in closed sales during the month of April according to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R).  Pending sales also fell during the month, down just under 10 percent.  At the same time, inventory increased by more than 20 percent during the month.  The increase in inventory of single family homes is good news for buyers who will now have more to choose from.

April Highlights Year-Over-Year Single Family Homes:

  • Active Listings increased 22.9 percent from 441 to 542 units
  • New Pending Sales decreased 9.5 percent from 147 units to 133 units
  • Closed Sales decreased 24.3 percent from 136 units to 103 units
  • Percentage of List Price increased 0.2 percent from 94.7 percent up to 94.9 percent
  • Average Sales Price increased 3.8 percent from $499,866 up to $518,767

Condo sales in Bonita Springs saw similar trends during the month of April.  Closed sales dropped just over 10 percent when compared to the same time last year.  The good news is the median sales price increased by double digits up 23.5 percent.  Inventory increased just over a quarter, 25.2 percent, which again is good news for buyers who will have more options.

  • Active Listings increased 25.2 percent from 329 to 412 units
  • New Pending Sales decreased 35.2 percent from 83 units to 128 units
  • Closed Sales decreased 10.4 percent from 115 units to 103 units
  • Percentage of List Price increased 1.3 percent from 94.7 percent up to 95.9 percent
  • Average Sales Price decreased 0.1 percent from $392,293 up to $391,892

With inventory increasing for both single family homes and condos, expect to see list prices continue to drop.  Additionally as we head into summer, homeowners who are looking to get rid of their property so they do not have to carry the costs through the summer are dropping prices.  It’s a great time to buy!
